Accountabilities:

    As a Manager Operations and Transition, you will be responsible for overseeing regional operations, ensuring efficient property management delivery, and leading transition initiatives for new and existing sites. You will drive operational excellence through process improvement, stakeholder management, and effective team leadership.

    • Manage overall operations across multiple commercial and retail property sites within the assigned region.
    • Provide operational support across technical services, soft services, HR compliance, procurement, vendor management, and commercial activities.
    • Develop and implement operational policies, procedures, and business processes to improve service delivery.
    • Maintain strong relationships with clients, vendors, and external stakeholders while ensuring compliance with service standards.
    • Manage client and vendor agreements, ensuring effective contract performance and relationship management.
    • Prepare annual financial targets, budgets, cost projections, and performance reports for operational sites.
    • Monitor financial performance, including operational expenses, CAM calculations, and profitability forecasts.
    • Conduct audits, site assessments, and operational reviews to identify improvement opportunities and enhance efficiency.
    • Support transition activities for new sites by implementing systems, processes, and operational frameworks.
    • Ensure smooth operations across engineering services, security, fire safety, housekeeping, landscaping, BMS, CCTV, and other facility functions.
    • Oversee maintenance planning, procurement activities, troubleshooting, and emergency response processes.
    • Conduct regular reviews with property managers and operational teams to address challenges and implement solutions.
    • Identify training needs and support capability development for site teams.
    • Coordinate with authorities and external agencies to obtain necessary approvals, certifications, and compliance requirements.
    • Requirements:

      The ideal candidate is an experienced operations professional with strong expertise in property or facility management. You should have proven leadership abilities, technical knowledge, and experience managing large-scale operational environments while maintaining high service standards.

      • Bachelor’s degree in Mechanical or Electrical Engineering (BE/B.Tech preferred).
      • 10-15 years of experience in property management, facility management, or related operations leadership roles.
      • Strong experience managing multiple commercial buildings, retail spaces, or large facilities.
      • Proven ability to lead operational teams and manage complex service environments.
      • Strong understanding of technical facility operations, including HVAC, electrical systems, fire safety systems, STP, ETP, WTP, BMS, CCTV, and related infrastructure.
      • Experience managing vendors, contracts, procurement processes, and client relationships.
      • Knowledge of operational budgeting, financial planning, cost optimization, and performance tracking.
      • Ability to develop and implement business processes and operational improvement initiatives.
      • Strong administrative, organizational, and problem-solving skills.
      • Excellent communication, presentation, and interpersonal abilities.
      • Strong leadership skills with the ability to motivate and guide teams effectively.
      • Experience conducting audits, compliance reviews, and operational assessments.
