DUTIES & RESPONSIBILITIES
BMS OPERATIONS
· Ensuring smooth day to day operations of all equipment's & systems, monitoring the BMS room 24 x 7.
· 52-week planner for prognostics, reliability centered maintenance all installed equipment's. Measuring parameters on regular intervals for all BMS equipment's.
· Assist client during any Safety & Security audit, fire/Mock drill, which involves BMS systems.
· Manage BMS Operations, as per guidelines by relevant stakeholders.
· Ensure Functionality of emergency door's, clear pathway, and staircase.
MECHANICAL & ELECTRICAL SUPPORT
· Regular servicing by internal team for LT Distribution Panel.
· Measuring parameters on regular intervals (UPS, PAC, VRV, VAV, HUB, Battery Monitoring, Floor Electrical panels, energy consumption, ATS, luminous flux per unit area.
· Maintaining Machinery, Equipment's History Cards, Safety tag, 5S-Store management, TV management etc.
· Temperature monitoring and air balancing in all critical rooms, process/ projects etc. with internal team. Comfort temperature on operation floor, Hub room & CRAC room to be maintain as per client standard.
· BOQ preparation (defect free) for any repair & Maintenance, procurement of material 3 month in advance.
· Required reporting to include:
a) Number of Critical PM activities scheduled and completed as planned.
b) Number of non-critical PM activities scheduled and completed as planned.
c) Status of non-critical PM activities deferred.
d) Report on work orders and PM routines completed by asset.
CARPENTRY & PLUMBING SERVICES
· On duty in house plumber, carpenter should undertake all carpentry & Plumbing woks for client including doors/ closures/ balustrades/ cupboards/ vertical blinds/ false ceiling/ carpets/ In effect, this implies all general handyman services for client tenanted areas.
· Ensure the functionality of all sanitary equipment's (flush, jet spray, wash basin taps, urinal sensors, dispensers, etc.) - maintain 100% uptime. water coolers are in good working condition.
· Monitoring and measuring of water meter, quantities consumption to different utilities/floor etc.
· Ensure working on site perform their works in accordance with the local regulations as they apply to the Environment, Health and Safety. Contractors must also comply with the client policy.
Reports & Documents Management
Prepare Daily reports, Weekly reports, Monthly reports, Energy consumption, tracker, Electrical Consumption tracker, etc. Conduct regular inspections of the facility to identify cleaning needs, maintenance needs, safety hazards, and code violations, and liaise with appropriate teams to resolve issues promptly.
Check the deployment for all supporting staff. Also, to take care of soft services as and when required.
Responsibility for all adhoc duties and task as assigned by Manager.
