About the Role
At Pavago, one of our clients is hiring an Operations Manager to lead the day-to-day operations of a growing property management company serving residential rental owners and tenants throughout the Miami and Orlando markets.
This is a high-impact leadership role responsible for overseeing leasing operations, maintenance coordination, rent collections, client relationships, renewals, and overall property performance. You’ll lead a team of six professionals while driving operational excellence, accountability, and continuous improvement across the business.
You’ll work closely with leadership, property owners, tenants, vendors, and internal teams to ensure properties remain profitable, well-managed, and deliver an exceptional experience for everyone involved.

What You’ll Own
Team Leadership & Operations
- Lead daily operations across the Miami and Orlando property portfolio.
- Manage, mentor, and develop teams across:
- Leasing
- Operations
- Maintenance Coordination
- Business Development
- Conduct weekly team meetings and performance reviews.
- Establish KPIs and accountability across departments.
- Allocate resources to ensure efficient operations.
- Drive consistency through standardized processes and operational improvements.
Leasing & Occupancy Management
- Oversee leasing operations and vacancy management.
- Ensure listings remain accurate, competitive, and effectively marketed.
- Monitor occupancy trends and leasing performance.
- Improve lease renewal rates and rental pricing strategies.
- Reduce vacancy periods while maintaining tenant quality.
- Track leasing KPIs and implement performance improvements.
Unit Turns & Property Operations
- Oversee the complete unit turn process.
- Coordinate vendors, maintenance teams, and internal staff.
- Ensure units are completed on time and within budget.
- Monitor turn costs and identify operational efficiencies.
- Verify units meet company quality standards before occupancy.
Owner & Client Relations
- Serve as a primary point of contact for property owners.
- Build long-term owner relationships through proactive communication.
- Respond promptly to owner concerns and operational questions.
- Oversee onboarding of new properties and clients.
- Drive owner retention through exceptional service.
Maintenance Coordination
- Oversee maintenance operations and vendor performance.
- Monitor work orders and response times.
- Coordinate communication between tenants, owners, and vendors.
- Ensure inspections are completed on schedule.
- Track maintenance costs while maintaining service quality.
Financial Operations & Collections
- Oversee rent collection processes.
- Monitor delinquency reports and collection performance.
- Ensure notices and legal actions are initiated when appropriate.
- Support eviction processes in accordance with company procedures and local regulations.
- Monitor maintenance and operational expenses.
- Identify opportunities to improve profitability while maintaining excellent service.
Systems & Process Improvement
- Develop scalable operational workflows and SOPs.
- Implement accountability systems and performance reporting.
- Improve operational efficiency through automation and technology.
- Ensure consistent adoption of company systems and processes.
- Continuously improve owner, tenant, and employee experiences.
Requirements
Must-Have Qualifications
Experience
- 3+ years of residential property management experience.
- 2+ years of leadership or operations management experience.
- Experience managing cross-functional property management teams.
