Director of Fitouts
Position Overview
The Director of Fitouts leads and oversees the strategic planning, execution, and delivery of interior fitout projects across commercial portfolios. This senior leadership role manages teams, client relationships, and project portfolios to ensure high-quality workspace transformations that meet client objectives, timelines, and budgets.
Key Responsibilities
Strategic Leadership Develops and implements fitout strategy aligned with organizational goals and market demands. Sets departmental vision, standards, and best practices for interior fitout delivery. Identifies growth opportunities and new service offerings in the fitout market.
Portfolio Management Oversees multiple concurrent fitout projects across diverse property types including corporate offices, retail spaces, hospitality venues, and mixed-use developments. Prioritizes resource allocation and manages overall portfolio performance, budgets, and schedules.
Client Relationship Management Serves as primary point of contact for key clients and stakeholders. Develops long-term client partnerships and ensures exceptional service delivery. Leads client presentations, proposals, and contract negotiations for major fitout engagements.
Team Leadership Manages and mentors fitout project managers, coordinators, and support staff. Builds high-performing teams through recruitment, development, and performance management. Fosters collaborative culture focused on quality, innovation, and client satisfaction.
Project Delivery Oversight Ensures projects meet quality standards, budget parameters, and schedule commitments. Reviews design concepts, space plans, and technical specifications. Approves major decisions regarding scope changes, contractor selection, and risk management strategies.
Vendor and Contractor Management Establishes and maintains relationships with architects, designers, general contractors, and specialty subcontractors. Negotiates master agreements and framework contracts. Evaluates vendor performance and manages preferred supplier networks.
Financial Management Develops department budgets and forecasts. Monitors project profitability and cost control. Reviews and approves expenditures, change orders, and payment applications. Drives continuous improvement in financial performance.
Quality and Compliance Ensures fitout projects comply with building codes, safety regulations, accessibility standards, and sustainability requirements. Implements quality assurance processes and conducts project audits. Manages risk mitigation and insurance requirements.
Innovation and Improvement Stays current with industry trends, materials, technologies, and workplace design concepts. Implements new delivery methods, digital tools, and process improvements. Champions sustainable design and wellness-focused workspace solutions.
Required Qualifications
- Bachelor's degree in Architecture, Interior Design, Construction Management, Engineering, or related field
- 10+ years progressive experience in fitout, interior construction, or project management
- 5+ years in senior leadership or director-level role
- Proven track record managing large-scale fitout portfolios and complex projects
- Strong understanding of MEP systems, building services, and technical coordination
- Exceptional leadership, communication, and stakeholder management skills
- Financial acumen with P&L responsibility experience
- Proficiency with project management software, design tools, and building information systems
Preferred Qualifications
- Master's degree in relevant discipline
- Professional certifications (PMP, LEED AP, RICS, CIOB, or similar)
- Experience in corporate real estate or tenant representation
- Knowledge of agile workplace design, activity-based working, and hybrid workspace strategies
- Established network within commercial real estate and construction industries
- Experience managing international or multi-site fitout programs
