Zillow’s New Construction business is building a differentiated marketplace that helps homebuilders connect with high-intent buyers and market new and under-construction homes more effectively. The Strategy & Operations team connects strategy to execution by partnering across Sales, Product, Finance, Analytics, and Operations to set priorities, improve performance, and support sustainable growth across the business.

About the role

We’re seeking a Principal Business Operations Manager to help drive strategic execution across Zillow’s New Construction business. In this highly cross-functional role, you will lead the operating cadence that helps the business stay aligned on its highest-priority initiatives, partner with leaders to turn strategy into action, and use insights, planning, and communication to improve execution and business performance. This role reports to the Senior Director, Strategy and Operations.

You Will Get To

- Translate business strategy into a prioritized roadmap of initiatives that supports targeted growth across New Construction.

- Partner with leaders across Sales, Product, Finance, Analytics, and Operations to align priorities and operationalize key business goals.

- Lead high-impact cross-functional initiatives and planning efforts aligned to team and company strategy.

- Use data and performance insights to identify opportunities, evaluate progress against key metrics, and advance initiatives that improve business performance.

- Lead and improve the team’s rhythm of business, including forums for decision-making, performance reviews, and risk and opportunity management.

- Support long-range planning and lead annual operating plan processes across teams.

- Build clear materials and recommendations that help leaders make informed decisions and communicate priorities effectively.

- Improve processes, planning mechanisms, and operating models to help the organization scale more effectively.

This role has been categorized as a Remote position. “Remote” employees do not have a permanent corporate office workplace and, instead, work from a physical location of their choice, which must be identified to the Company. U.S. employees may live in any of the 50 United States, with limited exceptions.

In California, Connecticut, Maryland, Massachusetts, New Jersey, New York, Washington state, and Washington DC the standard base pay range for this role is $153,600.00 - $245,400.00 annually. This base pay range is specific to these locations and may not be applicable to other locations.

In Colorado, Hawaii, Illinois, Maine, Minnesota, Nevada, Ohio, Rhode Island, Vermont, and Virginia the standard base pay range for this role is $145,900.00 - $233,100.00 annually. The base pay range is specific to these locations and may not be applicable to other locations.

In addition to a competitive base salary this position is also eligible for equity awards based on factors such as experience, performance and location. Actual amounts will vary depending on experience, performance and location. Employees in this role will not be paid below the salary threshold for exempt employees in the state where they reside.

Who you are

- You have 10+ years of relevant experience in business operations, sales operations, revenue operations, process improvement, consulting, or related fields, ideally in high-growth, technology, or similarly complex environments.

- You communicate clearly and effectively in writing and in presentations, and you can tailor messages to different audiences, including senior leaders and cross-functional partners.

- You are a data-informed problem solver with strong Excel skills, experience with data visualization tools such as Tableau or Domo, and the ability to turn analysis into clear business recommendations.

- You have strong project and program management skills, with experience leading end-to-end execution across complex initiatives.

- You build trust and influence across cross-functional, matrixed organizations and can align stakeholders around shared priorities.

- You are proactive, organized, and comfortable operating independently in a fast-paced environment.

- You are comfortable navigating ambiguity and changing priorities while maintaining sound judgment and forward momentum.
