Job Summary
The Project Manager is responsible for the overall success of each assigned project. It is the responsibility of the Project Manager to create a project team culture that exemplifies the behaviors established by the CCI Way. Project Managers should understand the functionality and components of HVAC and plumbing systems. The primary duty of the Project Manager is to ensure that all assigned projects are delivered profitably and in alignment with the obligations of the project contract such that our clients want to utilize our services again.
Essential Duties & Responsibilities
Practice, adhere to and exhibit the CCI Way • Build and maintain positive working relationships with customers, colleagues, union labor partners, subcontractors and suppliers • Promote safe work practices and engage in safe work practices on all projects
Overall project execution duties: • Participate in the Bluebeam review session (facilitated by CCI Engineering) of engineering plans at each design milestone • Attend the CCI standard Estimate Review Meeting and review/accept final budget developed in conjunction with CCI Preconstruction Team • Review, interpret and provide feedback on the Prime Contract for the project to your principal in charge • Participate in the review, negotiation and execution of the CCI subcontract • Coordinate submittals with the CCI Preconstruction Team and facilitate the submittal review and distribution process with internal and external project stakeholders • With the CCI Safety Director and project foreman, develop the Site-Specific Safety Plan • Develop the project Construction Plan using CCI standard Construction Plan template • Lead the Construction Kickoff Meeting using the standard CCI Kickoff Meeting Agenda • Buy-out of all major equipment and fixtures upon receipt of approved submittals in coordination with the CCI Purchasing department, project foreman and internal CCI project teams including engineering, automation and commissioning • Execute all internal and external subcontracts within the bounds established in the CCI Standard Approval Matrix • Jobsite logistics planning & site visit with Labor Leaders • Develop a plan for productivity tracking in conjunction with the project foremen (cost codes, step codes, fabrication versus buy-out scope, etc.) • Create, coordinate, update, and execute a manpower loaded construction schedule for CCI scope of work • Develop a schedule of values for the project • Hold weekly job planning meetings with the project foreman to discuss the following: manpower (using LaborChart), productivity, material needs, project deliveries, material handling strategies, project schedule management, rental status, etc. • With input from the project foreman, produce an accurate monthly forecast for revenue and profitability, using the Project Forecasting Spreadsheet • Identify project risks and opportunities for the ELT • Maintain an accurate Change Order Log using the CCI standard Change Order Log template CCI Mechanical, Inc.Page 2 Rev. 12/10/2020 • Manage project closeout activities and documentation including punch list, O&M manuals, record set drawings and owner training • Track and share all lessons learned with all CCI departments • Lead the post-project review meeting • Provide timely notice to executive leadership of concerns or major issues impacting the profitability of a project or a customer relationship Daily and weekly project duties: • Effectively delegate tasks to APM, Construction Intern and Administrative Assistant based on their corresponding job descriptions • QA/QC of all project correspondence and logs created or maintained by APM, Construction Intern and Administrative Assistant • QA/QC of all project related dashboards to ensure up to date documentation is readily available to internal and external project teams • Perform PDP alongside the VP of Construction for APM, Construction Intern and Admin Assistant roles • In partnership with project foreman, communicate labor requirements three (3) weeks in advance using Labor Chart • Spearhead ‘Leadership in the Field” on a weekly basis with one per month being in partnership with the CCI Safety Director • Complete all weekly Good work Practices (GWP) • Adhere to the thresholds established in the EMCOR and CCI Approval Matrix • Populate monthly Billing List received from Administrative Assistant. Ensure invoicing is occurring per contract requirements on each project. • Review project AR and work in coordination with CCI Accounting department to ensure timely payment of invoices • Provide notice of all project cost and scope changes in compliance with project contract notification requirements • Estimate project change orders • Perform job progress walks with field foreman according to a mutually agreed upon schedule • Attend all project related meetings • Review and approve all project related invoices using the standard CCI Doclink workflow • Set aside and utilize time to mentor/ coaching to each of your direct reports, unrelated to specific job duties

Physical Demands
PHYSICAL DEMANDS/WORKING CONDITIONS Requires some sitting, bending, lifting, stooping and stretching. The job requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator and other office equipment. Requires normal range of hearing and eyesight to record, prepare and communicate reports. Work is performed in an office as well as construction work-sites. Driving will be required at times. Work will be stressful at times. Stand: The position requires tolerance of standing posture up to 6 hours over a full shift (8 hours). Stand on concrete, metal, dirt, asphalt. Walk: The position requires walking up to 4 hours over 8 hour period. Walk on concrete, metal, dirt, asphalt.
