Building Technician

Account Management – Work Dynamics


1. Position Overview

The Building Technician will be responsible for maintaining the physical integrity, operational efficiency, and safety of commercial building systems and facilities. This role requires hands-on technical expertise to perform preventive maintenance, troubleshoot equipment failures, respond to service requests, and ensure compliance with all applicable building codes and safety regulations.

2. Core Responsibilities

2.1 Building Systems Maintenance

The Building Technician will perform scheduled preventive maintenance and inspections on all critical building systems including HVAC equipment, electrical systems, plumbing infrastructure, fire safety systems, and building automation controls. This includes filter changes, belt adjustments, lubrication of mechanical components, testing emergency systems, and documenting all maintenance activities in the computerized maintenance management system (CMMS).

2.2 Repairs and Troubleshooting

The technician will diagnose and repair building equipment failures, malfunctions, and deficiencies. This includes responding to emergency calls for equipment breakdowns, investigating tenant complaints regarding temperature control or facility issues, and coordinating with specialized contractors when repairs exceed in-house capabilities. All repairs must be completed efficiently to minimize tenant disruption and maintain building operations.

2.3 Safety and Compliance

The technician will conduct regular safety inspections, maintain compliance with OSHA regulations, local building codes, and fire safety standards. This includes testing emergency lighting and exit signs, inspecting fire extinguishers, maintaining emergency generators, ensuring proper lockout/tagout procedures, and participating in emergency response drills. The technician must identify and report any safety hazards immediately.

2.4 Tenant Service Requests

The technician will respond promptly to tenant work orders and service requests, maintaining professional communication and ensuring tenant satisfaction. This includes addressing comfort complaints, lighting issues, minor repairs, and coordinating access for vendors. All service requests must be logged, tracked, and closed out in the CMMS with detailed notes on actions taken.

2.5 Vendor Coordination

The technician will coordinate with external contractors and vendors for specialized maintenance, repairs, and projects. This includes escorting contractors throughout the facility, ensuring work is completed according to specifications, verifying quality of workmanship, and obtaining necessary documentation such as permits, warranties, and as-built drawings.

3. Specific Technical Tasks

The Building Technician will perform the following technical tasks as required:

HVAC Systems: Replace air filters, clean coils, check refrigerant levels, calibrate thermostats, adjust belt tension, lubricate bearings, monitor BAS controls, respond to temperature complaints, and coordinate with HVAC contractors for major repairs.

Electrical Systems: Replace light bulbs and ballasts, troubleshoot electrical outlets, reset circuit breakers, test emergency lighting, inspect electrical panels, coordinate with licensed electricians for code-required work, and monitor electrical consumption.

Plumbing Systems: Repair leaking faucets and toilets, clear drain clogs, inspect water heaters, test backflow preventers, monitor water pressure, coordinate with licensed plumbers for major repairs, and respond to water leaks immediately.

Life Safety Systems: Test fire alarm panels, inspect sprinkler systems, check fire pump operations, test emergency generators, maintain fire extinguishers, ensure exit signage is illuminated, and participate in fire drills.

Building Envelope: Inspect roofs for damage, repair minor leaks, caulk windows and doors, replace weatherstripping, and coordinate roof repairs with specialized contractors.

4. Documentation and Reporting

The technician will maintain accurate records of all maintenance activities, repairs, inspections, and equipment performance in the CMMS. This includes creating detailed work order notes, tracking parts inventory, maintaining equipment logs, and generating reports on building conditions, recurring issues, and recommended capital improvements. The technician will participate in regular meetings with facility management to review building performance and upcoming projects. 

5. Schedule and Availability

The Building Technician will work standard business hours with flexibility to respond to after-hours emergencies as needed. The technician must be available for on-call rotation to address urgent building issues outside normal working hours. Weekend or holiday work may be required for critical repairs or scheduled maintenance activities that cannot be performed during occupied hours.

6. Performance Standards

All work must be completed in accordance with manufacturer specifications, industry’s best practices, and applicable codes. The technician is expected to maintain response times of less than one hour for emergency calls and complete routine service requests within established timeframes. The technician must maintain a professional appearance, demonstrate excellent communication skills with tenants and management, and continuously seek opportunities to improve building efficiency and tenant satisfaction.

7. Qualifications Required

This scope of work assumes the Building Technician has relevant technical certifications, trade school training, or equivalent experience, along with basic computer skills for CMMS operation and at least 1 year of experience working in the field.
