Position Overview
The Senior Director, Office Leasing Advisory will lead strategic office leasing advisory services for corporate occupiers across Singapore, acting as a trusted advisor on complex workspace transactions and portfolio strategies.
Key Responsibilities
Business Development & Growth
- Develop and execute targeted business development strategies to expand OLA client base
- Generate new business through networking, industry events, and thought leadership
- Target multinational corporations, financial institutions, technology companies, and professional services firms
- Leverage existing relationships for referrals and portfolio expansion opportunities
- Collaborate with regional and global OLA teams to capture cross-border opportunities
Team Leadership & Collaboration
- Mentor and develop junior OLA team members on transaction management and client service
- Provide guidance on negotiation strategies, market analysis, and best practices
- Collaborate across JLL service lines to deliver integrated workplace solutions
- Partner with regional colleagues to support clients' pan-Asia requirements
- Represent JLL at industry events and conferences to enhance market presence
Market Expertise & Intelligence
- Maintain comprehensive knowledge of Singapore's office market including all grades and submarkets
- Track supply pipeline, vacancy rates, rental trends, tenant movements, and landlord incentive packages
- Provide detailed market analysis, rental comparisons, and occupancy cost modeling
- Advise on optimal timing for lease renewals or relocations based on market dynamics
- Identify emerging opportunities in developing office precincts (one-north, Changi Business Park, etc.)
Strategic Advisory & Client Management
- Serve as primary strategic advisor to corporate clients on office leasing requirements across Singapore
- Build and maintain C-suite relationships with CFOs, real estate decision-makers, and senior executives
- Develop comprehensive office portfolio strategies including lease renewals, relocations, expansions, and consolidations
- Translate business objectives into optimal office real estate solutions aligned with corporate goals
- Manage multiple client accounts simultaneously with varying complexity and transaction timelines
Transaction Leadership & Execution
- Lead end-to-end office lease transactions from requirements definition through lease execution
- Conduct thorough site selection processes across CBD, Marina Bay, Orchard, and decentralized locations
- Shortlist properties based on client criteria: location, quality, specifications, amenities, and corporate image
- Negotiate favorable lease terms including rental rates, rent-free periods, reinstatement, and landlord contributions
- Coordinate with Project Management, Workplace Strategy, and Legal teams for seamless delivery
Financial Analysis & Negotiation
- Prepare detailed financial models comparing multiple office options and gross effective rent calculations
- Conduct total occupancy cost analysis including fit-out amortization and NPV assessments
- Negotiate aggressively to secure optimal commercial terms and tenant incentives
- Structure creative deal solutions balancing client needs with market realities
- Review lease documentation to protect client interests throughout transaction process
Technology Adoption & Innovation Leadership
- Champion adoption of technology tools including MKL (Market Knowledge Library) and AI-powered solutions
- Lead team in leveraging digital platforms for enhanced market intelligence and transaction efficiency
- Integrate AI and PropTech tools to maintain competitive advantage and drive innovation
- Stay current on emerging real estate technology trends and evaluate practical applications
Qualifications & Experience
Required:
- Bachelor’s degree in business, Real Estate, Finance, or related field
- Minimum 8 years of experience in commercial real estate with focus on office tenant representation
- Valid CEA Estate Agent License
- Deep expertise in Singapore's office market across all grades and locations
- Proven track record of closing significant office lease transactions
- Strong network of corporate occupier relationships and landlord contacts
- Exceptional negotiation, communication, and presentation skills
- Strategic thinking ability with strong financial and analytical capabilities
- Comfort with technology platforms and demonstrated ability to adopt new digital tools
Preferred:
- Experience managing regional or multi-market office portfolios
- Knowledge of workplace strategy and flexible workspace trends
- Familiarity with ESG considerations in office leasing decisions
- Proficiency in Mandarin or other Asian languages advantageous
