Building Systems Owner – GMP Facilities
Location: Juncos, Puerto Rico
Work Arrangement: On-site
Role Summary
The Building Systems Owner is responsible for the technical oversight, operational readiness, and overall condition of assigned facilities at a regulated manufacturing and laboratory site.
This role serves as the primary connection between Facilities, Engineering, Maintenance, Quality, EH&S, project teams, and building occupants. The position requires strong knowledge of HVAC, industrial refrigeration, controls, utilities, and facility systems, along with experience working in a GMP-regulated environment.
What You’ll Do
- Serve as the technical owner for assigned building and facility systems.
- Ensure HVAC, refrigeration, controls, utilities, laboratory support equipment, and other building systems operate safely, reliably, and in compliance.
- Review and approve maintenance work orders, system changes, asset records, and related technical documentation.
- Coordinate maintenance activities, shutdown work, inspections, repairs, troubleshooting, and system improvements.
- Evaluate system alarms, recurring failures, and equipment performance concerns.
- Support investigations, root cause analysis, corrective actions, deviations, and CAPAs.
- Manage planned and unplanned alarm response records through timely completion.
- Participate in building walkthroughs and zone inspections and follow up on identified conditions.
- Maintain facility-related drawings, specifications, technical records, and controlled documents.
- Support periodic system and asset reviews.
- Coordinate with planners, schedulers, technicians, contractors, engineers, and service providers.
- Support capital projects, system turnover, commissioning, and transfer-of-care activities.
- Identify equipment replacement needs and contribute to short- and long-term facility improvement plans.
- Prioritize conditions that could affect employee safety, regulatory compliance, product quality, or business continuity.
- Communicate system status, risks, and required decisions clearly to site leadership and building stakeholders.
- Provide after-hours support for critical facility events when required.
Required Qualifications
- Bachelor’s degree in Mechanical Engineering or a closely related engineering discipline.
- At least five years of experience supporting facilities or utilities in a pharmaceutical, biotechnology, medical device, or similarly regulated environment.
- Working knowledge of HVAC, industrial refrigeration, building automation and controls, mechanical utilities, and related instrumentation.
- Experience working under GMP/GxP requirements and following good documentation practices.
- Experience reviewing technical documentation, maintenance records, deviations, investigations, change controls, or CAPAs.
- Ability to read and understand drawings, equipment specifications, sequences of operation, and technical procedures.
- Strong organizational, follow-up, problem-solving, and customer service skills.
- Ability to manage multiple priorities and coordinate work across technical and nontechnical teams.
- Proficiency in both English and Spanish, written and verbal.
- Ability to work on-site in Juncos, Puerto Rico.
Preferred Qualifications
- Experience with systems such as Maximo, SAP, TrackWise, electronic document management platforms, or building management systems.
- Experience with laboratories, cold rooms, environmental rooms, air-handling systems, exhaust systems, process skids, or controlled environments.
- Knowledge of reliability engineering, preventive maintenance, commissioning, or project turnover.
- Engineer-in-Training certification or Professional Engineer license in Puerto Rico.
- Previous experience acting as a system owner, building technical lead, facilities engineer, or utilities engineer.
Physical and Work Requirements
- Ability to walk through manufacturing, laboratory, utility, rooftop, and mechanical areas.
- Ability to climb stairs and ladders and stand or walk for extended periods.
- Ability to wear required personal protective equipment.
- Availability to respond to urgent facility or system-related events outside regular business hours, when necessary.
