Operating Engineer

A Operating Engineer is responsible for the safe, efficient operation, maintenance, and repair of all building mechanical systems, including HVAC, electrical, plumbing, and related equipment, to ensure reliable building operations. 

Pay: $53.01/hour 

Union: Local 94

The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on the applicant’s experience, skills, abilities, geographic location, and alignment with market data.

Key Responsibilities

1. Building Systems Operation

• Operate and monitor HVAC systems, boilers, chillers, cooling towers, pumps, and air distribution systems 
• Adjust and control mechanical, pneumatic, and energy management systems to maintain comfort and efficiency
• Read gauges, meters, and control systems to track performance

 

2. Maintenance & Repairs

• Perform preventive and corrective maintenance on all equipment 
• Repair plumbing fixtures, electrical components, and mechanical systems 
• Conduct inspections and troubleshoot issues across building systems
• Carry out general building repairs (doors, ceilings, lighting, etc.) 

 

3. Equipment & Facility Monitoring

• Inspect areas such as:
  • Engine rooms
  • Electrical rooms
  • Cooling towers
  • Pumps and generators 
• Maintain logs and ensure equipment is operating within safe parameters
• Monitor water treatment, chemical systems, and energy usage

 

4. Safety & Compliance

• Maintain a safe and clean work environment 
• Ensure compliance with:
  • Local building codes
  • Fire safety requirements
  • OSHA / safety regulations
• Check emergency systems (exit lights, fire pumps, generators)

 

5. Preventive Maintenance Programs

• Perform routine tasks such as:
  • Changing filters
  • Cleaning coils and condensers
  • Lubricating motors and bearings
  • Inspecting belts, pumps, and valves 
• Follow manufacturer guidelines and building protocols

 

6. Emergency Response

• Respond to equipment failures, alarms, or building emergencies
• Troubleshoot and restore systems quickly to minimize downtime
• May work independently during off-hours or shifts

 

Required Skills & Qualifications

• Strong knowledge of:
  • HVAC, boilers, refrigeration, and electrical systems
• Ability to troubleshoot and perform repairs independently
• Understanding of building automation systems (BMS)
• Ability to work shifts, weekends, and emergencies

Typical Certifications (NYC)

• FDNY Certificates of Fitness (e.g., Q-01 or Q-99 refrigeration) 
• EPA 608 Certification (refrigerant handling) 
• Additional licenses depending on building (boiler, fire safety, etc.)

 

Work Environment

• Commercial buildings (office towers, residential high-rises, schools, hospitals) 
• Rotating shifts (including nights/weekends)
• Often responsible for critical infrastructure running 24/7
