• Job Title: Security Manager
• Department: Property & Asset management
• Location: MMTP Bangalore
• Reporting To: Estate Manager

2. Role Objective

To ensure effective security management of the property by implementing robust systems, procedures, and manpower deployment, while safeguarding all assets, occupants, and visitors, and ensuring full compliance with statutory and client requirements.

3. Key Responsibilities

A. Security Operations

• Manage day-to-day security operations for the entire property
• Deploy, supervise, and monitor security personnel across shifts
• Ensure 24/7 security coverage and adherence to duty rosters

B. Access Control & Surveillance

• Implement and monitor access control systems (entry/exit, visitor management)
• Oversee CCTV surveillance systems and ensure proper functioning
• Maintain visitor and material movement logs

C. Incident & Emergency Management

• Handle security incidents, breaches, and emergencies effectively
• Conduct incident investigations and prepare RCA reports
• Lead emergency response including fire drills and evacuation procedures

D. Compliance & Audit

• Ensure compliance with statutory norms, safety regulations, and client guidelines
• Maintain all required documentation and registers
• Conduct periodic audits and close identified gaps

E. Vendor & Manpower Management

• Manage security agency/vendor performance as per SLA
• Conduct regular reviews and ensure manpower discipline and training
• Verify vendor billing and attendance records

F. Training & Team Development

• Conduct regular training sessions for guards on SOPs, safety, and behavior
• Ensure proper grooming, discipline, and professionalism of staff

G. Parking & Traffic Management

• Manage vehicle movement, parking allocation, and traffic control
• Ensure smooth operations without congestion

H. Stakeholder Management

• Coordinate with Estate Manager, tenants, and vendors
• Address client concerns and prevent escalations

I. Reporting & Documentation

• Maintain Daily Security Reports (DSR), incident logs, and audit reports
• Submit periodic MIS reports to management

4. Key Deliverables

• Zero major security breaches
• Timely incident response and reporting
• Compliance with all statutory and safety requirements
• High client/tenant satisfaction
• Efficient utilization of manpower

5. Qualifications & Experience

• Degree / Diploma in relevant field
• Minimum 6–8 years of experience in security management of commercial properties
• Strong knowledge of security systems, compliance, and crisis management

6. Key Skills Required

• Analytical and detail-oriented
• Strong leadership and team management
• Knowledge of surveillance and access systems
• Good communication and stakeholder management
• Crisis handling and decision-making skills

7. Additional Requirements

• Experience in commercial real estate / IT parks preferred
• Ability to handle audits and emergency situations independently
