The Appraisal Desk team plays a critical role in supporting the mortgage process by ensuring appraisal orders are handled accurately, efficiently, and in compliance with company and regulatory standards. The team works closely with Sales, Processing, and Underwriting, as well as third-party appraisal management companies, to help keep loan files moving forward and deliver a smooth experience for internal partners and customers. About the role
The Appraisal Order Specialist is responsible for managing the appraisal process from order placement through final review and system updates. This role ensures appraisal orders are accurate, timely, compliant, and aligned with loan product requirements. The ideal candidate is highly detail-oriented, organized, and able to work cross-functionally with internal teams and third-party partners to support service level expectations and overall loan file quality.
Key Responsibilities:
Validate property data in the system prior to placing appraisal orders by reviewing property addresses through Real Quest and Zillow sites.
Place appraisal orders through the integration platform and review/upload appraisal reports based on loan product and program requirements, including Desk Reviews when warranted.
Coordinate with third-party AMCs to ensure appraisal reports are ordered correctly, progressing on time, and followed up on consistently to meet COE requirements.
Update Encompass data as needed once the appraisal is received.
Run DataVerify to capture appraiser and appraisal company information.
Request corrections and revisions after underwriting review, when needed.
Request and monitor appraisal transfers, both inbound and outbound, for all loan products.
Review and process requests for ROVs (Reconsideration of Value).
Partner with Sales, Processing, and Underwriting teams to support loan quality and appraisal workflow efficiency.
Maintain company service levels and turn-time standards, including same-day responses to calls and emails and adherence to the 4-hour review and upload timeline.
Send appraisal reports to Beth through Blend or UPS when e-consent is not present, and update the system to validate the date sent.
Track all appraisal receipt dates in Encompass to ensure compliance requirements are met.
Maintain confidentiality and privacy of Beth and employee information, ensuring all responsibilities are performed in accordance with compliance and regulatory standards
Who you are
Excellent verbal and written communication skills.
Mortgage industry experience is a plus.
Ability to adapt to changing timelines and deadlines while managing multiple priorities.
Strong collaboration skills with the ability to build positive working relationships within the department and across the organization.
Ability to handle private and sensitive information with a high level of confidentiality.
