Role SummaryHelp make homeownership more accessible by connecting individuals and families with the right mortgage solutions. As a Residential Loan Officer, you'll build relationships with borrowers, referral partners, and community organizations while guiding customers through the mortgage application process. This role offers the opportunity to grow your network, expand your lending expertise, and make a meaningful impact in the communities we serve.
Responsible for the origination of regulatory compliance residential loan applications, particularly for low and moderate income borrowers and in low and moderate income CRA assessment areas, by developing client referral sources including realtors, home buyer counseling agencies, builders, and branch bankers. Responsible for expanding and deepening customer relationships by identifying customers' needs and matching their needs with product selections and resources within the colleague's assigned business line and across all business lines of Associated Bank. Monitor the expedient processing of loan applications through regular contact with loan processors and manage the loan pipeline. Participate in community organizations with the goal of increasing CRA visibility for Associated Bank and making loans to low and moderate income borrowers.
This position requires a credit check per 12 CFR Chapter X, Part 1026, Truth in Lending, Regulation Z.
Operates in full compliance with internal policies and procedures as well as applicable regulations and laws, including but not limited to Bank Secrecy Act/Anti-Money Laundering and S.A.F.E. Act requirements. Must submit required information to meet registry requirements, obtain a unique identifier, and maintain the registration requirements as directed by the S.A.F.E Act.
Key Accountabilities
- Originate residential mortgage loan applications while ensuring compliance with Bank, investor, and regulatory requirements.
- Develop referral relationships with real estate professionals, builders, housing agencies, community organizations, and internal business partners to generate new business.
- Guide customers through the mortgage process by conducting pre-qualification interviews, recommending loan solutions, and managing a healthy pipeline of prospective borrowers.
- Partner with loan processors and internal teams to ensure timely processing, communication, and closing of mortgage applications.
- Promote affordable lending programs and increase homeownership opportunities for low- and moderate-income borrowers within Community Reinvestment Act (CRA) assessment areas.
- Identify customer financial needs and connect clients with additional Associated Bank products and services that support their financial goals.
- Represent Associated Bank in community events, outreach initiatives, and local organizations to strengthen relationships and expand our community impact.
Education & Experience
Required
- 2+ years of experience in residential loan processing, mortgage loan origination, housing counseling, or a related mortgage lending role.
- Knowledge of residential mortgage products and applicable lending regulations, including ECOA and RESPA.
- Bilingual English / Spanish
- Strong relationship-building, communication, and customer service skills.
- Ability to manage multiple loan applications while maintaining accuracy and compliance.
Preferred
- Bachelor's degree or an equivalent combination of education and experience.
- Experience working with affordable housing programs, CRA initiatives, or community development organizations.
- Established relationships within the local real estate or mortgage lending market.
