Performance Analyst – JLL
What this job involves:
We are seeking a technology-savvy Performance Analyst to join our Project & Development Services (PDS) team in Heredia, Costa Rica. This role is critical to driving data quality, performance visibility, and continuous improvement across our client project portfolios. You will serve as the data intelligence expert, extracting insights from complex project data, building custom reporting solutions, and partnering with project management teams to improve KPI performance. Working across both JLL internal systems and client project management platforms, you will ensure real-time visibility into portfolio health, identify trends, and drive accountability for performance metrics. Success in this role requires a proactive mindset, exceptional attention to detail, and the ability to translate data into actionable insights that improve project outcomes.
What your day-to-day will look like:
Analyze project portfolio data across multiple client accounts, extracting and transforming data from various sources including project management systems, financial platforms, and operational databases to identify performance trends and anomalies
Design and build custom reports, dashboards, and data visualizations that provide real-time visibility into portfolio performance, creating automated reporting processes that reduce manual effort and improve accuracy
Own the tracking and monitoring of key performance indicators (KPIs) across assigned portfolios, establishing baseline metrics, tracking progress against targets, and escalating performance concerns to project management teams and leadership
Serve as power user and subject matter expert for client project management systems, ensuring data integrity through regular audits, validation checks, and quality control processes while resolving discrepancies and system errors
Partner proactively with JLL project management teams to understand performance drivers, facilitate performance review discussions using data insights, and provide actionable intelligence to improve project delivery
Conduct variance analysis and root cause analysis on KPI deviations and performance gaps, supporting forecasting and predictive analysis based on historical trends and current performance
Identify opportunities to improve data collection, reporting processes, and performance tracking methodologies while developing best practices and standard operating procedures for data management
Required Qualifications:
Bachelor's degree in Data Analytics, Information Systems, Business Analytics, Engineering, Finance, or related technical field
1-3 years of experience in data analysis, business intelligence, reporting, or related analytical role; experience in project management, construction, or real estate industries preferred
Fluency in English (required); Spanish or Portuguese proficiency (preferred)
Advanced Excel proficiency including complex formulas, pivot tables, data modeling, macros, and Power Query
Experience with data visualization tools such as Power BI, Tableau, or similar business intelligence platforms
Strong analytical and critical thinking skills with exceptional attention to detail and proven ability to work with large, complex datasets from multiple sources
Self-motivated with ability to work independently, manage multiple priorities, and demonstrate strong organizational skills with a process-oriented mindset
Preferred Qualifications:
Experience with JLL internal systems such as IngeniousBuild and AdaptiveWork
Previous exposure to construction or project management processes and terminology
Background in finance, accounting, or budget management as it relates to project controls
Experience supporting multiple portfolios simultaneously
Understanding of data governance, data quality frameworks, and compliance requirements
