Assistant Manager – Engineering (AFM – Technical)

Location: Hinjewadi Phase 1, Pune
Department: Engineering / Technical Services
Reporting To: Manager – Engineering / Facility Manager

About the Role

JLL is looking for an experienced Assistant Manager – Engineering to manage engineering operations, project monitoring, snag management, facility handovers, utility management, statutory compliance, and technical service delivery within a commercial facility environment. The role requires strong expertise in MEP systems, contractor management, and ensuring seamless transition from project execution to facility operations.

Key Responsibilities

Project Monitoring & Snag Management

  • Monitor ongoing fit-outs, retrofits, and MEP projects in coordination with PMC teams.
  • Conduct site inspections to ensure adherence to drawings, specifications, quality, and safety standards.
  • Identify, document, and escalate technical issues, quality deviations, and design conflicts.
  • Lead pre-handover inspections, prepare snag lists, track closures, and obtain final sign-offs.
  • Support project-to-operations transitions, documentation management, and CMMS updates.

Facility Operations & Maintenance

  • Manage operations and maintenance of HVAC, Electrical, DG, UPS, Plumbing, Fire Systems, STP/ETP, BMS, Lifts, and Building Services.
  • Ensure uninterrupted utilities (power, water, diesel) and drive energy optimization initiatives.
  • Implement preventive and predictive maintenance programs.
  • Conduct root cause analysis and corrective actions for equipment failures.

Statutory Compliance

  • Manage licenses, approvals, and renewals related to Electrical, Fire Safety, Environmental, Lift, Building, and Local Authority compliances.
  • Coordinate inspections, audits, and regulatory submissions.
  • Maintain compliance trackers and ensure 100% documentation readiness.

Vendor & Contractor Management

  • Manage AMCs, service providers, and project contractors.
  • Monitor SLA/KPI performance and ensure EHS compliance.
  • Review work completion, invoices, and vendor performance.

Safety & Risk Management

  • Conduct risk assessments and ensure compliance with EHS standards.
  • Participate in audits, drills, incident investigations, and safety initiatives.

Qualifications & Experience

  • Diploma/Bachelor's Degree in Electrical Engineering.
  • 7+ years of experience in facilities management, commercial buildings, IT parks, or large campuses.
  • Experience in project monitoring, PMC coordination, snag management, facility handovers, utility management, and statutory compliance.
  • Strong understanding of MEP systems, drawings, SLDs, P&IDs, commissioning, and testing protocols.

Preferred Industry: Commercial Real Estate, IT Parks, Corporate Campuses, Business Parks, and Large Mixed-Use Developments.
