Position: Operations Lead
Location: NCR, India
Experience Required: 10-12 years
Position Summary
The Operations Lead for Interior Fitout will manage end-to-end execution of interior fitout projects across commercial, corporate, and retail spaces in the NCR region. This role demands strong project management expertise, vendor coordination capabilities, and the ability to deliver high-quality fitout solutions on time and within budget while ensuring client satisfaction and operational excellence.
Key Responsibilities
Project Operations Management
- Oversee multiple interior fitout projects simultaneously from design coordination through to handover and closeout
- Ensure timely execution of projects in accordance with approved designs, specifications, budgets, and quality standards
- Coordinate MEP installations, civil works, carpentry, ceiling systems, flooring, HVAC integration, electrical/data infrastructure, and furniture installation
- Monitor project progress through regular site visits, progress tracking, and milestone reviews
- Manage project documentation including drawings, specifications, material approvals, and as-built documentation
Vendor & Contractor Management
- Identify, evaluate, and onboard qualified contractors, subcontractors, and material suppliers
- Negotiate contracts, rates, and terms with vendors ensuring cost competitiveness
- Monitor vendor performance, quality of work, and adherence to timelines
- Resolve contractor disputes and manage change orders effectively
- Maintain robust vendor database and relationships for future projects
Client & Stakeholder Coordination
- Serve as primary operational contact for clients during project execution phase
- Conduct regular progress meetings and provide status updates to clients and internal stakeholders
- Address client concerns promptly and ensure alignment with their vision and requirements
- Coordinate with landlords, property managers, and building authorities for necessary approvals and access
- Manage expectations and maintain high client satisfaction throughout project lifecycle
Quality & Compliance Management
- Implement quality control processes and conduct inspections at critical project stages
- Ensure compliance with building codes, fire safety regulations, electrical standards, and local authority requirements
- Oversee obtaining necessary approvals including fire NOC, electrical clearances, and occupancy certificates
- Ensure adherence to workplace safety protocols and conduct regular safety audits
- Implement defect management processes and ensure snagging completion before handover
Budget & Commercial Management
- Develop and manage project budgets, tracking costs against approved estimates
- Review and approve invoices, payment certificates, and contractor bills
- Identify cost optimization opportunities without compromising quality
- Manage scope changes and prepare variation order cost analysis
- Prepare financial reports, variance analysis, and forecasts for management review
Team Leadership
- Lead and mentor project engineers, site supervisors, and support staff
- Conduct performance evaluations and provide coaching for team development
- Foster culture of accountability, quality consciousness, and continuous improvement
- Allocate resources effectively across multiple concurrent projects
Process Improvement & Standardization
- Develop and implement standardized operating procedures for fitout execution
- Drive process improvements to enhance efficiency, reduce timelines, and improve quality
- Implement technology solutions for project tracking, documentation, and reporting
- Create lessons learned documentation and best practice repositories
Required Qualifications
Education
- Bachelor's degree in Civil Engineering, Architecture, Interior Design, or related field
- PMP, PRINCE2, or equivalent project management certification preferred
- Diploma or certification in Construction Management is advantageous
Experience
- 10-12 years of progressive experience in interior fitout project execution and operations
- Minimum 5-6 years in leadership roles managing multiple concurrent fitout projects
- Proven experience delivering corporate office fitouts, retail spaces, commercial interiors, or hospitality projects
- Experience managing projects ranging from 10,000 sq ft to 100,000+ sq ft
- Track record of successfully managing teams of 15-25+ people including contractors
Technical Skills
- Strong understanding of interior construction methods, MEP systems, and finishing materials
- Proficiency in reading and interpreting architectural, MEP, and structural drawings
- Knowledge of false ceiling systems, flooring types, partition systems, and furniture installation
- Understanding of building codes, fire safety norms, NBC regulations, and local bye-laws
- Familiarity with project management tools (MS Project, Primavera) and documentation systems
- Working knowledge of AutoCAD for coordination purposes
- Proficiency in MS Office (Excel, PowerPoint, Word) for reporting and presentations

- Team productivity and utilization rates
- Revenue and margin targets for the operations portfolio
