Facilities Engineer
Position Overview
We are seeking a skilled Facilities Engineer to serve as the Site Lead for our managed facility, combining hands-on technical expertise with operational leadership responsibilities. This dual-function role requires a professional who can maintain critical building systems while coordinating site-based teams, managing contractor relationships, and ensuring seamless day-to-day operations.
The successful candidate will be the primary technical authority on site, responsible for both reactive maintenance and planned preventative programs across mechanical, electrical, and building services. As Site Lead, you will also serve as the main point of contact for building occupants and visiting stakeholders, representing the facilities management team with professionalism and accountability.
Key Responsibilities
Technical Engineering
Maintain and optimize all building services systems including HVAC, electrical distribution, plumbing, fire safety, BMS controls, and emergency power systems. Conduct routine inspections, diagnose faults, and perform repairs to minimize downtime and maintain occupant comfort. Execute planned preventative maintenance schedules in accordance with manufacturer specifications and regulatory requirements, ensuring all statutory inspections and certifications remain current.
Monitor building management systems to identify performance trends and potential issues before they escalate. Analyze energy consumption data and recommend efficiency improvements that reduce operational costs while maintaining environmental standards. Maintain accurate records of all maintenance activities, equipment performance, and system modifications using the CAFM system.
Respond promptly to urgent breakdowns and emergency situations, implementing temporary solutions when necessary and coordinating permanent repairs. Troubleshoot complex technical issues across multiple disciplines, determining root causes and implementing lasting solutions that prevent recurrence.
Site Leadership and Coordination
Act as the senior on-site representative for the facilities management team, providing visible leadership and setting operational standards. Coordinate daily activities across hard and soft services teams including cleaning, security, reception, and catering staff. Conduct regular site walkrounds to verify service quality, identify maintenance needs, and ensure compliance with health and safety standards.
Serve as the primary escalation point for building occupants, responding to queries, concerns, and service requests with professionalism and urgency. Build strong relationships with client representatives, understanding their operational requirements and proactively addressing potential issues. Represent the facilities team at site meetings, providing updates on maintenance activities, upcoming works, and building performance.
Manage the site helpdesk function, ensuring requests are triaged appropriately, assigned to the right resources, and completed within agreed timeframes. Monitor outstanding work orders and follow up to ensure timely closure and occupant satisfaction.
Contractor and Supplier Management
Coordinate specialist contractors for tasks beyond in-house capabilities, ensuring work is properly scoped, safely executed, and completed to required standards. Supervise contractor activities on site, verifying adherence to method statements, risk assessments, and permit-to-work procedures. Inspect completed works for quality and compliance before sign-off, managing any defects or remedial requirements.
Maintain relationships with key suppliers and service providers, ensuring availability of critical spare parts and rapid response for emergency callouts. Verify contractor invoices against work completed and raise any discrepancies for resolution.
Health, Safety, and Compliance
Champion a culture of safety across all site operations, conducting toolbox talks, safety briefings, and near-miss investigations. Ensure compliance with CDM regulations, working at height requirements, confined space procedures, electrical safety standards, and COSHH guidelines. Maintain site-specific risk assessments and safe systems of work for all routine and non-routine activities.
Serve as the building's Responsible Person for fire safety (or equivalent role), ensuring fire detection and suppression systems are maintained, escape routes remain clear, and evacuation procedures are tested regularly. Coordinate emergency drills and maintain liaison with emergency services as required.
Monitor compliance with environmental regulations including waste management, water hygiene (including Legionella risk management), and refrigerant handling. Ensure all statutory documentation remains current including electrical test certificates, gas safety records, pressure system examinations, and lift inspections.
Project Support and Continuous Improvement
Support capital improvement projects and major refurbishment works by providing technical input, facilitating site access, and coordinating with building occupants to minimize disruption. Act as the client-side technical liaison during contractor mobilization and commissioning phases.
Identify opportunities for operational improvements, cost savings, and enhanced building performance. Develop business cases for equipment upgrades, system replacements, or process improvements that deliver measurable value. Contribute to sustainability initiatives by implementing energy reduction measures and waste minimization programs.
Mentor junior engineering staff and apprentices, sharing technical knowledge and developing their capabilities. Conduct handovers and knowledge transfer sessions when new systems are installed or procedures change.
Required Qualifications and Experience
Essential
Minimum 3 years' experience in building services engineering or facilities maintenance, with demonstrated progression in technical capability and responsibility. Recognized engineering qualifications, or equivalent trade certification in electrical or mechanical disciplines. Current industry certifications relevant to core systems
Proven ability to diagnose and repair faults across multiple building systems with minimal supervision. Experience coordinating contractors and managing site-based activities. Strong understanding of statutory compliance requirements including health and safety legislation relevant to building operations.
Ability to participate in an on-call rota for out-of-hours emergency response. Computer literacy including MS Office and CAFM/CMMS systems.
Desirable
Formal health and safety qualification (e.g., BOSH Managing Safely. Experience with Building Management Systems (BMS) including configuration and optimization. Previous experience in a site leadership or supervisory role.

Working Conditions
This is a site-based role requiring presence during core operational hours (typically Monday-Saturday, 8:00 AM - 5:00 PM or similar). Participation in an emergency on-call rotation is required, with compensation for callouts outside normal hours. The role involves working in plant rooms and confined areas, requiring physical fitness and comfort working. Occasional exposure to adverse weather conditions during external inspections or emergency response.
