Job Title: Business Development Manager (Commercial Real Estate)Location: Pune Department: Business Development / ExpansionKey ResponsibilitiesMarket Research & Expansion* Conduct market research to identify high-potential micro-markets.* Map commercial properties based on demographic and business requirements.* Develop a strong local broker and developer network.* Track competitor locations and emerging commercial hubs.Property Acquisition* Source commercial properties as per company specifications.* Conduct site visits and prepare property evaluation reports.* Assess visibility, accessibility, parking, frontage, and catchment.* Maintain an updated pipeline of available properties.Negotiation & Deal Closure* Negotiate commercial terms including: * Monthly Rent * Security Deposit * Rent-Free Fit-Out Period * Lock-in Period * Lease Tenure * Escalation * CAM Charges* Prepare and negotiate Letters of Intent (LOIs).* Drive commercial negotiations until execution.Documentation & Due Diligence* Coordinate collection of ownership and legal documents.* Work closely with Legal for due diligence.* Coordinate with landlords for approvals and document completion.* Ensure timely execution of lease agreements.Cross Functional Coordination* Work with Projects for site feasibility.* Coordinate with Finance for deposits and payments.* Coordinate with Operations for handover.* Track timelines from LOI to clinic launch.Relationship Management* Build long-term relationships with landlords, IPCs, developers, and brokers.* Maintain a strong referral network.* Represent the company professionally during negotiations.Reporting* Maintain CRM/property tracker.* Submit weekly acquisition reports.* Update management on negotiations and project status.* Track expansion KPIs.EligibilityEducation* MBA / PGDM (Preferred)* Graduate in Business, Real Estate, Marketing, or related field.Experience* 3–7 years in Commercial Real Estate, Retail Expansion, Franchise Expansion, or Business Development.* Experience in retail, healthcare, QSR, banking, or commercial leasing preferred.Required Skills* Commercial lease negotiations* Real estate market research* Property scouting* Financial analysis* Relationship management* Documentation management* Strong communication skills* Microsoft Excel & PowerPoint* Google Maps and market intelligence tools* Ability to travel extensivelyPreferred ExperienceCandidates with experience in:* Retail Expansion* Healthcare Expansion* Commercial Leasing* IPCs (JLL, CBRE, Cushman & Wakefield, Colliers, Knight Frank, etc.)* Real Estate DevelopersKey Performance Indicators (KPIs)KPI TargetQualified properties identified 30–40 per monthPhysical site visits 20–25 per monthLOIs finalized 4–6 per monthLease agreements executed 2–4 per monthAverage negotiation savings As per business targetsProperty sourcing TAT Within defined...
