The role:
We are seeking Expressions of Interest for the role of Senior Estimator for FM Soft Services to join our commercial team in Australia. You will build accurate, defensible pricing models from first principles and provide hands-on estimating support to our pricing, bid, and account teams across the country.
This is a technical role for someone who knows how to price cleaning, security, pest & hygiene, waste management, and landscaping services—and can do so from scratch using building type, floor area, occupancy profile, and service frequency alone.
You will work closely with the Senior Manager, FM Soft Services Pricing & Commercials to produce competitive, sustainable bid pricing that underpins some of Australia's most complex FM contracts.

Key Responsibilities:
- Build detailed bottom-up pricing models for FM soft services from basic inputs including building type, gross floor area, occupancy profile, and service frequency across commercial, retail, industrial, healthcare, and critical environments.
- Determine appropriate labour hours, headcount configurations, shift structures, and productivity ratios by building typology and cleaning method.
- Model vendor cost structures including direct labour, on-costs, consumables, uniforms, equipment, insurance, and management overhead to arrive at fully-loaded, competitive bid prices.
- Provide real-time estimating support during tender preparation, BAFO stages, and contract variations, working alongside Bid Managers and Account Teams across APAC.
- Translate client briefs and site data into optimised service specifications aligned to target budgets, identifying scope inefficiencies and underpriced risk in incumbent arrangements.
- Maintain and update a live repository of FM soft services pricing benchmarks, productivity standards, vendor rate cards, and Award wage movements across Australian markets.
- Validate vendor pricing submissions and assess overhead structures for viability and risk during procurement processes.
- Support contract mobilisations and account teams on re-scoping events, CPI/wage escalation calculations, and commercial negotiations.
What You’ll Bring:
- 5–7 years of direct, hands-on experience in FM soft services estimating, pricing, or commercial support with proven ability to build accurate bottom-up pricing models from sqm and building type alone.
- Strong working knowledge of cleaning services across all building typologies (commercial, retail, industrial, healthcare, education, critical environments) and familiarity with security, pest & hygiene, waste management, and landscaping service pricing.
- Deep understanding of Australian FM productivity standards, Award wage structures, labour on-cost frameworks, and vendor overhead structures including consumables, chemicals, equipment, and management fees.
- Advanced MS Excel skills with ability to build and maintain complex, auditable pricing models and translate detailed pricing data into clear summaries for stakeholders.
- Exposure to bid management processes, BAFO negotiations, FM contract commercials, and contract structures including output-based, input-based, and hybrid service agreements.
- Confident in supporting client-facing conversations on pricing under senior guidance, with collaborative style and ability to work across bid, operational, and procurement functions simultaneously.
- Comfortable operating in fast-paced, deadline-driven environments with competing priorities and willingness to raise concerns and provide honest commercial input.
- Tertiary qualification in Business, Finance, Facilities Management, or related discipline preferred (but not required if offset by demonstrated experience); industry certifications (BSCAA, ISSA) and professional memberships (RICS, AIQS, BIFM/IWFM) are valued.
