**Project Manager — Structural Concrete Restoration** **South Florida | Full-Time | $80,000–$150,000 + Commission** We're a South Florida construction firm specializing in structural concrete restoration for condominium associations, multifamily buildings, and commercial properties. Our work centers on structural integrity, life-safety repairs, and long-term durability in coastal environments — including 40-year and 50-year recertification projects. We're looking for a seasoned **Project Manager** with genuine, hands-on concrete restoration experience. This is a dual-role position covering both project management and field execution. It is not entry-level and not a generic PM role. **What You'll Be Doing** **Pre-Construction:** - Review structural engineering reports, drawings, and repair recommendations - Conduct site visits to assess spalling, delamination, rebar corrosion, and life-safety deficiencies - Prepare bid packages, scope narratives, and pricing breakdowns - Coordinate with structural engineers, consultants, vendors, and subcontractors **Project Execution:** - Manage restoration projects from contract award through close-out - Supervise superintendents, field crews, and subcontractors - Maintain schedules, budgets, cost controls, change orders, and RFIs - Serve as the primary technical point of contact for engineers, property managers, and condo boards - Enforce quality control, Florida Building Code compliance, and OSHA safety standards **What We Require** - **Minimum 5 years of direct concrete restoration experience** — this is mandatory - Background must come from either a structural engineering firm or a contractor specializing in concrete restoration — general construction experience alone does not qualify - Strong understanding of structural concrete systems, corrosion mechanisms, and repair methods - Ability to read and interpret structural engineering reports, repair drawings, and technical specs - Familiarity with South Florida's coastal construction environment, condo operations, and local permitting - Engineering or structural engineering background strongly preferred - Valid driver's license and reliable personal vehicle — must be local to South Florida **Who Thrives Here** - Has real experience pricing and managing concrete restoration work - Can confidently engage engineers and push back when necessary - Hands-on, proactive, and accountable - Looking for a long-term role in a specialized niche — not a stepping stone **Why Join Us** - Technically complex, high-value restoration projects - Stable, long-term demand driven by South Florida's recertification requirements - Opportunity to grow into senior leadership as we expand - Competitive compensation - Base Salary: **$80,000–$150,000 + commission** **Benefits:** Health insurance | Paid time off | Commission *Local candidates only.
