What this job involves:

As an Operating Engineer at JLL, you'll be at the forefront of maintaining and enhancing commercial properties across your designated territory. At JLL, we are collectively shaping a brighter way — for our clients, ourselves and our fellow employees — and this role is essential to that mission. You'll perform hands-on preventative maintenance and repairs while also serving as a technical resource who evaluates and guides other team members. Your expertise will span multiple building systems, from HVAC and electrical to plumbing and life safety, ensuring every facility operates safely, reliably, and efficiently. This position requires a combination of technical mastery, risk assessment capabilities, and collaborative problem-solving. We embrace more innovative ways of working, and you'll have the opportunity to contribute OM&F strategies that keep our properties running at peak performance. Whether you're troubleshooting a complex system failure or coaching a maintenance technician through proper procedures, your role directly impacts the wellbeing of the buildings and people we serve.

What your day-to-day will look like:

  • Apply comprehensive knowledge of safe work practices, especially regarding energized work, working at heights, and confined spaces to protect yourself and your team

  • Recognize, assess, and mitigate or eliminate risks across all maintenance activities, ensuring proper use of PPE for each task

  • Evaluate, train, teach, and coach a workforce of Engineers and Maintenance Technicians as requested by supervisors, sharing your expertise to strengthen team capabilities

  • Complete hands-on repairs and maintenance on commercial buildings and building systems including HVAC, electrical, plumbing, vertical transportation, life safety, roofs, structure, parking lots, and roads using industry-standard tools

  • Perform preventative maintenance and repair service work on multiple building systems to maintain properties in peak operational condition and minimize downtime

  • Identify and implement operations, maintenance, and facilities strategies that enhance safety, reliability, and efficiency across your geographic territory

  • Work in varied physical positions—bending, kneeling, squatting, standing, reaching, and laying—to access equipment components for extended periods and lift up to 50 lbs

  • Adapt to diverse environmental conditions including exposure to heat, sunlight, rain, cold, and both daytime and night-time work hours

Required qualifications:

  • 3+ years of skilled trades experience in commercial or industrial settings

  • EPA 608 Universal Certification  (or willingness to obtain within 120 days of employment)

  • Ability to analyse the operation of commercial or industrial mechanical, electrical, plumbing, and HVAC systems, determine causes of problems or malfunctions, and take corrective action

  • Proficiency in using computers and software programs including Excel, Word, and Outlook for documentation and communication

  • High school diploma or GED equivalent

Physical qualifications:

  • Physical capabilities to lift 80 lbs, work at heights, and in confined spaces

  • Comfort using ladders up to 30 feet tall

  • Ability to frequently climb, bend, kneel, lift and/or drive

Preferred qualifications:

  • Excellent written and verbal communication skills that enable effective collaboration with diverse teams and stakeholders

  • Two years of trades schooling in electrical system design, refrigeration, and HVAC
