Project Director – High Rise Expert (Commercial/ Residential) ( Bangalore/Delhi/ Mumbai/ Hyderabad/ Chennai)
Job Summary
JLL is seeking an experienced and dynamic Project Director – High Rise Projects to lead the successful delivery of large-scale high-rise developments. This role will be responsible for overall project leadership, stakeholder coordination, commercial oversight, risk management, and ensuring delivery excellence across all phases of the project lifecycle.
The Project Director will serve as the Single Point of Contact for appointed consultants and contractors while driving collaboration among internal and external stakeholders. The role requires strong leadership capabilities to ensure projects are delivered in alignment with client objectives, approved budgets, timelines, safety expectations, quality standards, and operational goals.

Key Responsibilities
- Act as the Single Point of Contact for all appointed consultants, contractors, and project stakeholders.
- Lead stakeholder management activities by ensuring effective communication, coordination, and timely dissemination of project information.
- Provide strategic direction and alignment to JLL teams and project stakeholders to ensure project delivery meets defined objectives, timelines, safety, and quality standards.
- Oversee project governance, reporting, and performance management across all project phases.
- Be the custodian of Risk Management and Change Management processes that significantly impact project cost and schedule.
- Identify, evaluate, and proactively mitigate potential project risks and changes through structured planning and stakeholder engagement.
- Closely monitor and review project budgets, schedules, and critical path activities to ensure timely delivery.
- Conduct regular project reviews, team briefings, and issue-resolution sessions to maintain delivery momentum.
- Chair progress review meetings with clients, consultants, contractors, and leadership teams.
- Highlight delays, key risks, and project challenges while driving corrective and preventive actions collaboratively.
- Ensure compliance with applicable safety regulations, quality standards, contractual obligations, and governance processes.
- Lead project closeout activities and monitor completion of deliverables, documentation, testing, handover, and stakeholder sign-offs.
- Build and maintain strong client relationships while identifying opportunities to enhance project value and service delivery.
Required Qualifications
- Bachelor’s degree in Engineering, Construction Management, Architecture, or a related discipline.
- Significant experience managing large-scale high-rise or mixed-use development projects in a leadership capacity.
- Proven experience in end-to-end project management, including planning, execution, commercial management, and project closeout.
- Strong understanding of construction methodologies, project controls, contracts, procurement, and stakeholder management.
- Demonstrated experience in managing consultants, contractors, and multidisciplinary project teams.
- Strong commercial acumen with experience managing project budgets, cost controls, and schedule performance.
- Experience in risk management, change management, and project governance frameworks.
- Excellent communication, negotiation, presentation, and leadership skills.
- Ability to manage multiple stakeholders in complex and fast-paced project environments.
- Strong knowledge of health, safety, and quality standards applicable to construction projects.
Preferred Qualifications
- Master’s degree in Project Management, Construction Management, Business Administration, or related field.
- Professional certifications such as PMP, MRICS, CIOB, or equivalent.
- Experience working with international clients, developers, or multinational project environments.
- Exposure to sustainable building practices, ESG initiatives, or green building certifications.
- Experience managing luxury residential, commercial, hospitality, or mixed-use high-rise developments.
- Familiarity with digital project management tools, reporting systems, and construction technologies.
