What this job involves:

This Senior Maintenance Technician role centers on leading the maintenance of critical building systems through advanced technical expertise, strategic problem-solving, and mentorship of junior technicians. You'll serve as the technical expert for complex HVAC systems, electrical infrastructure, plumbing networks, and building automation controls, using your deep knowledge to diagnose challenging issues, optimize system performance, and drive preventive maintenance excellence. You'll be responsible for overseeing major repairs and installations, mentoring maintenance staff, managing contractor relationships, leading emergency response efforts, and contributing to long-term maintenance strategy while ensuring compliance with all safety protocols and building codes. What your day-to-day will look like:

  • Lead complex maintenance and repair projects involving HVAC systems, electrical distribution, plumbing infrastructure, and building automation controls, applying advanced troubleshooting techniques to resolve issues that exceed standard maintenance capabilities
  • Develop and optimize preventive maintenance schedules and procedures based on equipment performance data, manufacturer recommendations, and industry best practices to maximize system reliability and efficiency
  • Mentor and train junior maintenance technicians in technical skills, safety protocols, and troubleshooting methodologies while providing guidance on challenging repairs and system diagnostics
  • Conduct comprehensive system assessments and root cause analysis for recurring issues or equipment failures, recommending capital improvements and system upgrades to reduce lifecycle costs
  • Manage relationships with external contractors and vendors for specialized services, evaluating their work quality, ensuring compliance with specifications, and serving as technical liaison for major projects
  • Maintain detailed maintenance documentation, equipment histories, and performance metrics using computerized maintenance management systems (CMMS) to support strategic decision-making and budget planning
  • Serve as primary point of contact for emergency maintenance situations, coordinating response efforts and making critical decisions to restore building operations safely and efficiently

Required qualifications:

  • Minimum 5 years of progressive experience in facilities maintenance, building operations, or related technical field with demonstrated expertise in multiple building systems
  • Advanced working knowledge of HVAC systems (chillers, boilers, air handlers, controls), electrical systems (480V/277V distribution, transformers, switchgear), plumbing systems, and building automation systems
  • Proven track record of diagnosing and resolving complex, multi-system technical issues with minimal supervision
  • Strong leadership and communication skills with demonstrated ability to mentor technicians and collaborate effectively with facility management
  • Valid driver's license and high school diploma or equivalent required
  • Physical ability to lift up to 50 pounds regularly, climb ladders, work in confined spaces and various weather conditions, and lead after-hours emergency response and on-call rotation schedule as required

Preferred qualifications:

  • Technical school certification or associate degree in facilities maintenance, HVAC, electrical, industrial maintenance, or related field
  • Multiple trade certifications such as EPA 608 Universal certification, HVAC Excellence, electrical licensing, or Certified Maintenance & Reliability Technician (CMRT)
  • Advanced proficiency with computerized maintenance management systems such as MAXIMO, Tririga, Corrigo, or similar platforms including reporting and analytics capabilities
  • Experience with building automation systems
  • Knowledge of energy management systems, fire alarm systems, security access controls, emergency generators, and critical power systems
  • Familiarity with building codes, OSHA regulations, and industry standards (ASHRAE, NFPA, NEC)
