What this job involves

You will oversee the entire Property Management Services for a portfolio client . Key Account Director (KAD) is responsible for overall portfolio performance, client satisfaction, financial management, operational excellence and strategic growth.

 

Lead end-to-end property management operations across a 17 million sq. ft. portfolio by ensuring operational excellence, financial performance, technical reliability, statutory compliance, client relationship management and large team management also ensuring business profitability.

 

1.Strategic Account Management

 

  • Act as the single point of contact for the client.
  • Develop long-term account strategies aligned with client objectives.
  • Achieve contractual KPIs, SLAs and governance requirements.

    2.Property Operations

    Oversee operations across multiple commercial assets.Standardize operational processes across all sites.Monitor service delivery quality through regular audits.Lead business continuity and emergency preparedness programs.undefined

    3. Technical Services (MEP)

    Ensure reliability of Electrical, HVAC, DG, Fire & Life Safety, Plumbing, STP/WTP, Elevators, BMS, and ELV systems.Review preventive and predictive maintenance strategies.Improve equipment uptime and asset lifecycle.Lead energy optimization and sustainability initiatives.Review major CAPEX projects and technical upgrades.undefined

    4. Soft Services

    Manage Housekeeping, Security, Pest Control, Landscaping, Waste Management, Front Office, and Helpdesk operations.Improve customer experience through service excellence.Monitor vendor performance against KPIs.Drive workplace hygiene and safety standards.undefined

    5. Financial Management (P&L)

    Own complete Profit & Loss for the portfolio.Prepare annual operating budgets and business plans.Monitor monthly revenue, costs, EBITDA and profitability.Control operating expenses through value engineering.Improve margin through productivity initiatives.Review billing, collections, and receivables.undefined

    6. Budgeting & Forecasting

    Prepare annual OPEX and CAPEX budgets.Conduct monthly variance analysis.Forecast cash flow and capital requirements.Approve procurement within delegated authority.undefined

    7. Contract & Vendor Management

    Lead procurement and tendering activities.Negotiate AMCs and service contracts.Monitor vendor compliance and performance.Implement cost optimization initiatives.Administrative ResponsibilitiesLead portfolio governance meetings.Ensure statutory documentation and records.Manage insurance, licenses, and compliance registers.Oversee office administration and support services.Review manpower planning and deployment.undefined

    9. Statutory & Compliance

    Ensure compliance with local laws and safety regulations.Maintain Fire NOC, Lift Licenses, Electrical Inspector approvals, Pollution Control Board requirements and labour law compliance.Lead internal and external audits.Ensure compliance with ISO 9001, ISO 14001, ISO 45001, and sustainability certifications where applicable.undefined

    10. Client Relationship Management

    Conduct Monthly Business Reviews (MBRs) and Quarterly Business Reviews (QBRs).Present portfolio performance and improvement plans.Resolve escalations promptly.Maintain high client satisfaction scores.undefined

    11. People Leadership

    Lead Property Managers, Technical Managers, Facility Managers, Soft Services Managers, Finance, Procurement, and HSE teams.Develop succession plans and talent pipelines.Conduct performance reviews and coaching.Foster a culture of accountability and continuous improvement.undefined

    12. Risk & Business Continuity

    Develop risk registers and mitigation plans.Lead emergency response, disaster recovery, and crisis management.Ensure critical asset resilience.

     QualificationsYou will have a bachelor’s degree in engineering (Electrical/Mechanical) or equivalent.
