*JOB DESCRIPTION: Director – Procurement*
*Role Purpose:*
To lead and transform the Procurement & Commercial function for JLL’s Cyber City Commercial Portfolio covering 6-10 Mn sqft across Grade A assets. Responsible for strategic sourcing, cost leadership, governance, and vendor ecosystem delivering ₹200-300 Cr of annual managed spend. Enable account growth through 10%+ YoY savings and zero-risk supply chain.
### *Key Accountabilities:*
*1. Strategic Sourcing & Category Leadership – 35%*
1. Own end-to-end procurement for MEP, HVAC, IBMS, Fire & Safety, Security, Soft Services, Capex Projects, FF&E
2. Build 3-year category strategies for top 15 spend categories. Drive market intelligence & benchmarking
3. Lead complex negotiations for projects >₹5 Cr. Achieve 12-15% savings vs market estimates
*2. Financial Impact & Commercial Excellence – 30%*
1. Deliver annual hard savings ≥10% on addressable spend. Track via JLL Savings Tracker
2. Drive budget adherence: Portfolio opex variance <2%. Monthly review with Finance & Account Director
3. Implement ‘One JLL’ buying – Consolidate Cyber City volumes for RCs on Diesel, Chemicals, Spares, Manpower
4. Zero maverick spend. 100% PO compliance through Coupa/SAP Ariba. No work without approved PO
*3. Risk, Governance & Compliance – 20%*
1. Vendor Risk Management: Financial, Statutory, ESG, Safety due diligence for all vendors >₹10L annual spend
2. Contract Lifecycle: Draft, negotiate, execute MSAs/SLAs with legal. Ensure 90 days renewal TAT
3. Audit & Controls: Maintain SOX compliance. Zero NC in client/internal/procurement audits
4. JLL Ethics: 100% adherence to Code of Ethics, Anti-Bribery Policy, Supplier Code of Conduct
*4. Vendor & Stakeholder Management – 10%*
1. QBR with Strategic Vendors: Scorecard on Quality, Safety, Cost, Innovation, ESG. Drive improvement plans
2. Stakeholder Engagement: Partner with Site FMs, Technical, Finance, Client RE teams. Be single point for all commercial issues
3. Client Value: Showcase procurement wins in MBRs. Support client in vendor consolidations/ESG goals

1. Lead team of 5-7 procurement professionals. Build succession pipeline
2. Drive digital procurement: Coupa adoption >95%, e-auctions, catalog buying

3. *Capex Governance*: All projects >₹50L through central procurement. Standardize BOQ & specs = Zero cost overrun
4. *ESG Procurement*: 40% vendors with Ecovadis/ISO 14001. Green chemicals, e-waste buyback, EV-ready contracts
5. *Risk Mitigation*: Dual vendor strategy for all critical services. Zero single-point failure
### *Qualifications & Experience – JLL Standard:*
1. *Education*: B.E./B.Tech + MBA in Supply Chain/Operations. CIPS/MCSC preferred
2. *Experience*: 16+ years total, 8+ years in CRE/FM procurement, 3+ years in leadership role
3. *Portfolio Handled*: Min 5 Mn sqft Grade A Commercial. Cyber City/Delhi NCR experience mandatory
4. *Systems*: Expert in SAP, Coupa, Ariba. Strong Excel, PowerBI for analytics
5. *Competencies*: Executive presence, negotiation, P&L mindset, client management, team leadership
