Position: Facility Manager - Technical and Soft Services
Location: Mumbai
Employment Details:
- Work Schedule: 6 days/week, General shift (9 AM - 6 PM)
- Notice Period: Immediate to 1 month maximum
Critical Requirements
Education: Bachelor's degree in Electrical Engineering (B.E./B.Tech Electrical/Diploma) - Mandatory
Experience: 7-9 years hands-on experience with strong background in both technical (electrical & MEP) and soft services facility management
Key Responsibilities
Technical Operations & Maintenance
Electrical Systems: Manage HT transformers (4000 KVA), diesel generators (250-2000 KVA range), UPS systems, circuit breakers, and associated electrical infrastructure
HVAC Management: Oversee chillers (air-cooled/water-cooled), cooling towers, AHUs, PAC units, VRF systems, CSU, and split AC units with focus on maintaining optimal conditions in labs, data centers, server rooms, and equipment spaces
Building Systems: Maintain elevators, pumps, sewage treatment plant (50 KLD), plumbing infrastructure, and kitchen equipment
Fire Safety: Manage complete fire fighting systems including jockey pumps, boosters, sprinklers, hydrants, diesel engines, and LSS components
Soft Services Oversight
Handle coordination and management of soft services in addition to technical responsibilities
Planning & Coordination
Coordinate vendor management and provide regular project updates. Track AMC and PPM schedules, plan OEM training programs, conduct risk assessments, and maintain OpsAide/CMO trackers. Execute annual facility shutdowns and implement pre-emptive maintenance programs to minimize critical equipment failures.
Documentation & Reporting
Generate comprehensive daily, weekly, monthly, and quarterly reports. Prepare MMR and QBR for client presentations. Maintain engineering and safety compliance documentation, checklists, logbooks, PPM schedules, stock reports, and meeting minutes.
Inventory & Budget Management
Prepare critical spares lists based on manufacturer recommendations, plan inventory for in-house maintenance teams, monitor facility budget, manage petty cash operations, and ensure vendor invoice compliance with established standards.
Client & Team Leadership
Work closely with senior facilities management to ensure seamless operations. Lead technical maintenance teams, conduct routine service audits, achieve KPIs and SLAs, identify operational improvement opportunities, and ensure high client satisfaction through proactive issue resolution.
Safety & Risk Management
Provide equipment lifecycle recommendations, participate in emergency evacuation procedures, handle crisis management and business continuity planning, maintain safety protocols, and ensure ongoing health and safety compliance.
Required Competencies
Technical Expertise: In-depth knowledge of electrical systems (HT/LT), transformers, DG sets, UPS; expertise in HVAC systems; understanding of fire fighting systems, sewage treatment, and plumbing; proficiency in preventive and corrective maintenance practices
Leadership & Management: Strong team leadership abilities, client-centric approach with proven customer satisfaction track record, excellent communication and reporting skills
Operational Skills: Problem-solving mindset for handling difficult situations, strong organizational and documentation capabilities, budget management and vendor coordination experience
Preferred Qualifications: Knowledge of occupational safety standards, experience with facility management software and tracking tools, ability to implement continuous improvement initiatives
