What is the role?
We're converting a 100,000 sq ft warehouse into a satellite production facility — including full testing, assembly, and cleanroom buildout for ITAR payload integration. As a Facility Manager you will be the person on-site managing this conversion from design through occupancy and certification: coordinating the general contractor and specialist partners, catching problems before they become expensive, and giving leadership clear, timely information to make good decisions.
This is a hands-on individual contributor role today — not a role with a team from day one — but it's designed to grow. As the facility comes online and the company scales toward additional lines or sites, this role is expected to expand into broader facilities ownership, and potentially into building and leading a team.
This role is based in Los Angeles, California, and is an onsite position.
Some of your daily tasks will include
- Acting as the primary day-to-day manager of the general contractor and specialist subcontractors on site — tracking schedule, quality, and progress, and resolving field issues directly
- Managing external partners responsible for power/electrical planning and layout/process engineering advisory (production line consultants, MEP engineers, the GC) against the agreed cost and scope — owning accountability and catching problems early, without personally designing these systems
- Bringing enough technical fluency in power sequencing, equipment placement, and facility systems to spot gaps, risks, or conflicts with production needs in a partner's plan before they become costly, and flagging them clearly and early
- Overseeing execution of the permitting process against the agreed plan (typically driven by the GC or an expediter) — tracking milestones, unblocking issues, and ensuring the plan holds
- Coordinating construction sequencing against the production ramp, working closely with the Head of AIT so infrastructure is ready ahead of equipment install
- Serving as leadership's early-warning system: surfacing risks, delays, and cost implications with enough lead time for good decisions — escalating what matters, handling what doesn't
- Taking on broader facilities ownership as the site matures — maintenance, EHS, capacity planning for future expansion — with the expectation of building a small team over time
What do you need?
- 5–9 years in facilities, construction management, or an owner's-representative capacity, having personally run point (not just supported) on at least one industrial or technical facility build or major retrofit
- Background in aerospace/defense, semiconductor, data center, biotech/pharma GMP, or medical device manufacturing environments; experience at an owner's-rep or design-build firm serving these industries is also a strong fit
- Startup or fast-scaling company experience strongly preferred — comfort operating without a fully built-out internal team or rigid process
- U.S. Person status required
- Comfortable being hands-on: reading MEP drawings, walking the site daily, managing contractors and vendors directly, and growing into more scope as the company needs it
