Transaction Manager – JLL

What this job involves:

As a Transaction Manager, you will be the driving force behind our brokerage team's operational success, managing complex real estate transactions from inception to close while supporting strategic business development initiatives. This multifaceted role requires you to be both a strategic partner and a meticulous executor, overseeing transaction lifecycles, coordinating due diligence processes, and serving as the primary point of contact on key client projects. You'll work directly with senior brokers and clients to ensure seamless transaction execution, manage critical deadlines, and contribute to the team's marketing and business development efforts. This position offers an outstanding opportunity to develop deep expertise in commercial real estate transactions while playing a pivotal role in achieving JLL's revenue and client service objectives.

What your day-to-day will look like:

  • Manage complete transaction lifecycles including preparation and compilation of purchase agreements, lease agreements, proposals, and contracts; create and maintain internal documentation templates and review outgoing offers to advise on commercial terms while providing risk assessment and identifying potential issues
  • Track and meet strict deadlines on all transactions including critical condition dates, commencement dates, closing dates, and accounts receivable; monitor transaction status, provide reminders and follow-ups, and coordinate with legal counsel to ensure timely completion with all required documentation and deposit monies
  • Lead due diligence processes by gathering, organizing, and reviewing property-related documents; coordinate due diligence delivery and provide advisement to clients on purchases while liaising with internal departments to ensure timely completion of deliverables
  • Serve as primary point of contact on Industrial projects managing all aspects including prospect reporting, budgeting, construction and demolition guidance, due diligence management, building tours, and lease/sale contract negotiations on behalf of clients
  • Partner with the Broker Lead to translate business objectives into strategies; prepare and coordinate team pitches, presentations, and detailed proposals to win new business while completing regular prospect reports for client distribution
  • Drive the team's marketing strategy and initiatives including newsletters and outreach programs; prepare marketing materials, property listings, and client presentations while coordinating open houses and conducting building tours with purchasers, tenants, and contractors
  • Support client relationships through preparation of status updates, market research, and financial analysis; maintain property databases and CRM systems, coordinate administrative functions, and manage special projects as assigned

Required Qualifications:

  • Strong financial and analytical skills with proven ability to interpret complex commercial lease language and transaction documents
  • Advanced proficiency in Microsoft Office suite (Word, PowerPoint, Excel) and good knowledge of accounting practices
  • Exceptional organizational skills with superior attention to detail and demonstrated ability to manage multiple transactions simultaneously with changing priorities and strict deadlines
  • Strong verbal and written communication skills with ability to operate with sense of urgency, quickly respond to stakeholders, and demonstrate professionalism at all times
  • Authorization to work in Canada
  • Flexibility to work after normal business hours and on weekends as needed
  • Ability to work independently while maintaining strong team rapport and operating within formal reporting relationships

Preferred Qualifications:

  • Strong record of academic achievement with demonstrated quantitative skills
  • Previous experience in commercial real estate transaction management, brokerage, or property management
  • Familiarity with real estate documentation templates including mandates, listing agreements, offers to lease/purchase, and NDAs
  • Experience coordinating with legal counsel on contract negotiations and working with Chief Counsel on JLL contract approvals
  • Knowledge of due diligence processes, risk assessment methodologies, and compliance requirements
  • Proactive mindset with proven ability to take initiative and anticipate client and team needs
  • Experience maintaining confidentiality and adhering to company policies in transaction-sensitive environments

Estimated compensation for this position:

70,000.00 – 80,000.00 CAD per year

This range represents the estimated base salary and actual compensation may differ. Final base salary is determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations. Some roles and employees may be eligible for discretionary bonuses, benefits, or other compensation.
