Job Summary

Provides support for general building operations and needs.  Performs routine building tasks including corporate services, (O&M) preventative maintenance inspections, site walks and inspections including monitoring automatic temperature control equipment, adjusting thermostats, inspections on mechanical, electrical and automatic temperature control equipment utilizing results oriented strategies to ensure continuing operation.

Job description - General

  • Work with clients and contractors to maintain site safety, cleanliness and other site repairs or improvements
  • Conduct routine maintenance tasks and inspections
  • Ensure building equipment is operational
  • Address issues as they happen and mitigate damage while a solution is implemented
  • Act as the initial point of contact for more than 27 tenants, addressing and resolving issues requiring attention promptly and effectively
  • Provide access and assistance to contractors to efficiently complete repairs and inspections
  • Identify damage and liabilities on the property, document them, and notify the landlord for resolution.

 

Specifics

  • The primary concern is to maintain the front lots of the plaza in a neat, clean and safe manner. Focus should be on patrolling the front lots for trash.
  • Another main objective is to ensure the outside trash receptacles along the store fronts are emptied daily.
  • As time allows the back of the site needs to be maintained as well.
  • Of particular secondary interest is the section of parking lot, natural space along Rte 2, to the right of Hannafords.
  • All trash shall be disposed of in the site dumpster behind Hannafords.
  • Respond to Tenant issues related to the building envelope, particularly roof leaks.
  • Escort contractors and give access as directed by the client.
  • Report any new maintenance issues or concerns to the client and respond as directed.
  • Maintain the one common corridor and restrooms, lights, batteries and fixtures as needed.
  • Completes work in accordance with EMCOR Business Systems Standard Operating Procedures and Work Instructions.

Education and/or Experience                                                                                                                              

One-year certificate from college or technical school or one to three months’ related experience and/or training; or equivalent combination of education and experience.

Language Skills                                                                                                                                                     

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  Ability to write routine reports and correspondence.  Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills                                                                                                                                               

Ability to calculate figures and amounts such as discounts, interest, commission, proportions, percentages, area, circumference, and volume.  Ability to apply concepts of basic algebra and geometry.

Reasoning Ability                                                                                                                                                  

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills                                                                                                                                                     

  • Basic skills such as Internet searches, use of email systems, electronic manuals, electronic learning, etc.

Certificates, Licenses, Registrations

  • Universal CFC Certification
  • Technical degree in HVAC or a minimum of two years hand on experience in the HVAC trade industry.

Other Skills and Abilities                                                                                                                                       

  • Knowledge of industry general maintenance regulations preferred.
  • Ability to successfully complete the required company training.
  • Must be able to work varying shifts, weekend and holidays as needed.

 

Other Qualifications                                                                                                                                              

  • Must be able to respond to emergencies when needed.

Must be able to use a variety of hand and power tools and be able to off of ladders, staging, and power platforms.

Physical Demands

While performing the duties of this Job, the employee is regularly required to use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee is frequently required to stand; walk and stoop, kneel, crouch, or crawl. The employee is occasionally required to sit and climb or balance. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment

While performing the duties of this Job, the employee is frequently exposed to moving mechanical parts and risk of electrical shock. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places and outside weather conditions. The noise level in the work environment is usually loud.
