Job Summary

The Building Management System (BMS) Engineer is responsible for the administration, operation, maintenance, optimization, and continuous improvement of Building Management Systems (BMS), Energy Management Systems (EMS), and associated facility control systems. This role ensures reliable and efficient operation of HVAC, mechanical, electrical, and utility systems through effective monitoring, troubleshooting, commissioning, programming support, and system optimization.

The BMS Engineer serves as the technical subject matter expert for building automation technologies, working closely with Facilities, Engineering, Operations, IT, contractors, and vendors to maintain system reliability, improve energy efficiency, and support capital projects. The position requires a strong understanding of facility operations, building controls, networking fundamentals, and MEP systems within commercial, laboratory, life sciences, healthcare, or institutional environments.

Essential Duties & Responsibilities

Building Automation System Operations -Monitor, operate, and maintain Building Management Systems (BMS), Energy Management Systems (EMS), and related facility automation platforms. Ensure continuous operation of HVAC, electrical, utility, and environmental control systems through effective monitoring and system management. Analyze system data, trends, and performance metrics to identify operational issues and optimization opportunities. Maintain system reliability while minimizing downtime and service disruptions.

System Commissioning & Startup - Oversee hardware installation activities performed by contractors and controls technicians. Coordinate system startup, commissioning, and point-to-point verification of field devices and control systems. Conduct functional performance testing to verify system operation and project requirements. Support turnover and handover activities from construction or project teams to facility operations. Develop and deliver end-user training, operating procedures, and system documentation.

Troubleshooting & Technical Support - Diagnose and resolve BMS hardware, software, network, and communication issues. Investigate control system alarms, trending abnormalities, and intermittent operational problems. Provide on-site and remote technical support for facility automation systems. Perform root cause analyses and implement corrective actions to improve system reliability. Coordinate support activities with equipment vendors, controls contractors, and technology providers.

Preventive Maintenance & System Administration - Perform routine maintenance of BMS servers, workstations, field controllers, databases, and network-connected devices. Implement software updates, security patches, firmware upgrades, and system enhancements. Maintain backup procedures, disaster recovery processes, and system performance monitoring practices. Ensure system components remain current, supported, and operational.

Energy Management & Optimization - Monitor facility energy consumption and equipment performance through BMS analytics and reporting tools. Identify opportunities for energy conservation, demand reduction, and operational efficiency improvements. Optimize control sequences, schedules, setpoints, and equipment operating strategies. Support sustainability initiatives and energy reduction goals. Develop reporting and dashboards to track system performance and energy metrics.

Alarm Management & Performance Monitoring - Configure and maintain alarm management systems and notification protocols. Establish alarm response procedures, escalation paths, and resolution workflows. Monitor alarm activity and ensure timely response to critical building conditions. Track recurring alarms and implement corrective actions to reduce nuisance events. Support operational teams during emergency events or critical system failures.

Documentation & Compliance - Maintain accurate and current documentation including: Control drawings and network diagrams, Sequence of operations, As-built documentation, Equipment databases, System configurations, Change management records, Operating procedures, Manage system configuration records and version control processes. Ensure compliance with organizational standards, cybersecurity requirements, and applicable regulatory requirements. Support internal audits, inspections, and compliance reviews.

Cross-Functional Collaboration - Work closely with: Facilities Operations, Mechanical and Electrical Engineers

IT and Network Teams, Project Managers, EHS Professionals, Contractors and Vendors, Coordinate activities to ensure projects are completed safely, efficiently, and within budget. Provide technical consultation and recommendations regarding building controls and automation strategies.

Qualifications

Education

(HS Diploma, Under/Graduate Degree, etc.)

Associate's degree, technical certification, or equivalent experience in Building Automation, Electrical Technology, Mechanical Systems, Engineering Technology, Controls Engineering, or related field.

Additional technical training in building controls, HVAC systems, networking, or automation systems preferred.

Business Experience

(prior years work/related experience)

Minimum of 3-5 years of experience supporting Building Management Systems, facility automation systems, or commercial building operations.

Experience troubleshooting and supporting HVAC, electrical, mechanical, and utility systems.

Experience within commercial office, life science, healthcare, higher education, industrial, or laboratory facilities preferred.

Licenses/Certifications

Building automation, controls, HVAC, electrical, or automation certifications preferred.

MEP-related certifications and/or equivalent technical training.

Valid driver's license required.

Language Skills

Ability to read, understand, and interpret safety procedures, operating instructions, maintenance manuals, blueprints, diagrams, and work orders. Ability to prepare routine reports, maintenance documentation, and professional correspondence.

Ability to effectively communicate with customers, coworkers, and management. Ability to calculate measurements, percentages, proportions, area, circumference, and volume. Ability to apply basic algebraic and geometric concepts to maintenance and repair activities. Ability to solve practical problems involving multiple variables in environments with limited standardization.

Technical Qualifications & Skills

Building Automation Systems - Experience supporting major BMS platforms such as: Johnson Controls Metasys, Siemens, Desigo,

Schneider Electric, EcoStruxure, Honeywell EBI, Tridium Niagara,

Automated Logic, Delta Controls, Distech Controls
