Partner collaboratively with cross-functional teams (design engineering, construction, cost controls functions, scheduling, finance, etc.) to understand requirements and ensure alignment to scope, schedule, and budget. Develop and maintain cost accrual and forecast reports for the lease fit-out portfolio in region. Report out to senior managers on cost report data, project cost progress and assumptions to ensure a clear and concise message is sent and understood. Provide day-to-day Cost Management activities, as required, to maintain the projects financial reporting and logging systems i.e. a good understanding of commitments & forecasting spends for monthly, quarterly & the fiscal year. Support, develop and improve cost management and estimating processes and procedures. Drive standardization and consistency throughout the group. Management of all commercial issues on all current, future, and past projects and report on these issues through the Project Controls & Construction Management head office on a regular basis. Commercial management of the lease provider (LP) from liaison with our procurement office on the RFP documents through to the final payments and agreement of the final accounts and paperwork. Provide the PER (funding) team all commercial support necessary to ascertain the required timing of the funding intervals and all commercial information needed to back up these funding requests to management. This will normally involve the production of multiple option cost scenarios. Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 10+ years related experience OR equivalent experience. Citizenship & Citizenship Verification: This position requires verification of U.S. citizenship due to citizenship-based legal restrictions. Specifically, this position supports United States federal, state, and/or local United States government agency customer and is subject to certain citizenship-based restrictions where required or permitted by applicable law. To meet this legal requirement, citizenship will be verified via a valid passport. Deep commercial knowledge of construction costs in the region. 10+ years' experience managing the estimating or commercials on a major construction program. Working knowledge of construction contracts used in AMERs. Deep knowledge of the commercial management role in the procurement of general contracts and other construction vendors. Ability to understand what “right” looks like contractually and financially and then negotiate with the other parties to ensure that this is the final position. Good communication skills, ability to collaborate with all other areas of the data center program, think strategically, and build the trust of our construction partners needed to agree very large construction GMPs and final accounts. Construction degree, Construction Commercial Management degree, or Quantity Surveying degree. RICS full membership (MRICS or FRICS) or similar. Experience on location in the construction industry
